SM Residences Reimagines Susana Heights for Modern Family Living

Signature Series by SM Residences is transforming Susana Heights Village in Muntinlupa through a redevelopment plan that preserves the estate’s established character while introducing modern amenities, lifestyle conveniences, and shared spaces for future generations.

The premium property arm of SM Prime Holdings, Inc. is undertaking the first phase of a broader redevelopment to meet homeowners’ evolving needs while retaining the community’s defining features, including spacious residential lots, mature greenery, and a quieter suburban setting.

Since relaunching available residential lots late last year, Signature Series has reported strong buyer interest, particularly among families looking to secure properties for their children and future generations.

“Many of our buyers are acquiring properties for their children who are now raising families of their own. They see Susana Heights as a place where the next generation can put down roots and a long-term asset that can remain in the family,” said Jose Juan Jugo, Executive Vice President and Head of Signature Series.

Jugo added that the redevelopment aims to balance the community’s established appeal with younger homeowners’ changing expectations. Planned improvements will add conveniences and opportunities for residents to connect while preserving the estate’s residential character.

Preserving Susana Heights’ Established Character

Susana Heights has long been recognized as a residential estate in southern Metro Manila, known for its generous lot sizes, mature trees, and relatively peaceful environment. Its history is tied to one of the Philippines’ early industrial families, which has helped shape the estate’s longstanding identity as a low-density residential community.

Its location also remains a key advantage for residents. With dedicated access to the South Luzon Expressway (SLEX), the estate provides convenient road connections to Alabang and other parts of Metro Manila.

This combination of accessibility and a quieter residential environment underpins Signature Series’ redevelopment strategy. Rather than replacing the community’s existing character, the plan builds on its strengths while introducing facilities suited to contemporary family life.

A Redesigned Estate With Modern Lifestyle Spaces

The redevelopment covers the estate’s master plan, architecture, and landscape design, with several design firms contributing to different areas of the project.

Perkins & Will is leading the master planning for South Plaza and future improvements. Greener & Partners is designing North Plaza, with an emphasis on residents’ well-being and overall experience. Inspira Design Core is responsible for landscape design and planning across the estate.

Together, these initiatives aim to create a more cohesive residential environment that integrates everyday conveniences with the existing community landscape.

North and South Plazas to Bring Everyday Conveniences Closer

A key feature of the redevelopment is the planned North and South Plazas, located outside the residential core. These retail and lifestyle spaces are envisioned to bring essential services, dining options, and social areas closer to residents without compromising the neighborhood’s privacy and low-density character.

The plazas are expected to provide convenient places for residents and their guests to meet, dine, and access everyday services within the estate.

Their design will feature contemporary low-rise architecture, expansive glass frontages, and landscaped pedestrian walkways. Mature shade trees and tropical greenery will complement the buildings, creating a garden-inspired setting for retail and community activities.

By placing these commercial spaces outside the residential core, the redevelopment aims to clearly distinguish private residential areas from shared lifestyle destinations.

Upgraded Amenities for Recreation, Wellness, and Community Life

Beyond the planned retail plazas, the redevelopment will improve Susana Heights’ shared amenities. These facilities will support a range of activities, from fitness and recreation to family celebrations and community gatherings.

Planned upgrades cover the main clubhouse, covered tennis courts, an air-conditioned indoor basketball court, a fitness gym, a social hall, and a chapel.

These spaces will continue to serve as gathering points for residents while supporting different aspects of everyday estate living. The combination of recreational, wellness, and community facilities is designed to accommodate households across generations.

Building for the Next Generation

Signature Series’ redevelopment of Susana Heights reflects a broader effort to adapt an established residential estate to changing homeowner preferences. Spacious lots, greenery, and accessibility remain central to the community’s appeal, while the planned improvements aim to add conveniences and shared spaces.

For families considering a long-term residential investment, the estate’s next phase will focus on combining its established suburban character with a more integrated lifestyle environment.

As the redevelopment progresses, Susana Heights is being positioned to retain its identity while accommodating the needs of a new generation of homeowners.
